ALL CANDIDATES ASPIRING SHOULD KNOWÂ ANDÂ REVIEW BEFORE APPLY
 Complete requirements and steps provided by the New Jersey Real Estate Commission (NJREC) Educational Bureau for new students looking to enter the field. This should help to understand the process from start to finish.
1. Minimum Requirements for an Applicant
To qualify for a real estate license in New Jersey, applicants must meet the following criteria:
- Age: Must be at least 18 years old.
- Residency: Must be a legal resident of the United States. New Jersey residency is not  required, but a valid U.S. address is necessary.
- Education: Must have a high school diploma or equivalent (GED).
- Read the "Screening Questions" below, which will be passed out on the first day of the pre-licensing class.
-Complete a 75-hour pre-licensure course at a licensed school and pass the license examination.
- Good Moral Character: Applicants must demonstrate good moral character. This may involve a review of any past criminal history.
- An applicant must pass the salesperson license examination and apply for and request the issuance of a license as a salesperson not later than one year after their successful completion of the salesperson pre-licensure education requirements.
2. Educational Requirements
Before taking the licensing exam, prospective agents must complete the following educational courses:
- Pre-Licensing Course: A minimum of 75 hours of pre-licensing education approved by the NJREC. This course covers real estate principles, practices, and law.
- Course Completion Certificate: After finishing the course, students must obtain a course completion certificate, which must be submitted with their license application.
3. Screening Questions and Qualification Questions
When applying for a real estate license, applicants may be required to answer screening questions related to their background. Common areas of inquiry include:
- Criminal History: Applicants must disclose any criminal convictions, particularly those related to fraud, theft, or moral turpitude. Certain convictions may disqualify an applicant.
- Licensure History: Questions about any previous real estate licenses held in other states, including any disciplinary actions taken against those licenses.
- Financial Responsibility: Questions may also address the applicant's financial responsibility, such as bankruptcy filings or judgments against them.

4. Fingerprinting and Background Check
To ensure the integrity of the profession, all applicants must undergo a criminal background check. The steps include:
- Fingerprinting: After submitting the license application, applicants must complete fingerprinting through an approved vendor. This is typically done through a live scan process.
- Criminal History Check: The fingerprints will be used to conduct a background check through the New Jersey State Police and the FBI.
- Disclosure of Criminal History: If any criminal history is found, the applicant may need to provide additional information or documentation regarding the circumstances.

5. Application Process
Once all educational requirements and background checks are complete, applicants can proceed with the licensing process:
- Submit Application: Complete the NJREC real estate license application and submit it along with the course completion certificate and any required fees.
- Schedule the Exam: After the application is processed, applicants can schedule their state licensing exam through the designated testing provider.
- Pass the Exam: Applicants must pass both the state and national portions of the real estate licensing examination.
6. Post-Licensing Steps
Upon passing the exam and receiving the license, new real estate agents should:
- Joining a Brokerage: New licensees must affiliate with a licensed real estate broker to practice.
- Continuing Education: New agents are required to complete continuing education courses to maintain their license. New Jersey mandates 12 credits of continuing education every two years.

NEW JERSEY REAL ESTATE REFERRAL AGENT'S LICENSE
- Minimum Requirements for an Applicant
To qualify for a real estate referral license in New Jersey, applicants must meet the following criteria:
All of the requirements shown above to become a salesperson. The online difference if the person elects to become referral agent, they must apply and join to a register Referral Agency in the State of New Jersey and they are excused from CE ( Continuance Education Credit)requirements for License renewal.
NEW JERSEY REAL ESTATE BROKER'S LICENSE
New Jersey Real Estate Broker’s License
To qualify in New Jersey, you must:
- Have a high school education or equivalency
- Be able to prove they have been engaged full time (defined as at least 40 hours per week) in their real estate career for at least the three years immediately preceding their application
- Be a US citizen, or be legally present in the United States
- Successfully complete 150 hours of prelicensure education
- Applicants must first complete a 90-hour general real estate course, and then two 30-hour courses on Agency/Ethics and Office Management/Related Topics
- In addition, applicants must have been continually licensed and employed on a full-time basis as a New Jersey real estate salesperson for the three years immediately preceding application
- After completion of all three courses, applicants must submit to the Education Qualification Section of the Commission their completed school certificate and a completed Experience Report For Broker Applicant form. Following review and approval, the applicant will be mailed a Certificate of Examination Eligibility, which may be used to make a reservation to take the Broker license examination
- An applicant must pass the broker license examination and apply for and request the issuance of a license as a broker or broker-salesperson not later than one year after their successful completion of the broker prelicensure education requirements. Failure to pass the state exam, undergo the fingerprinting/criminal background process, and be accepted by a sponsoring broker within this period of 365 days after graduating from the 75-hour course will result in the applicant having to retake the entire 75-hour course
If an applicant has ever been convicted of a crime or is currently on parole or probation their application for a real estate salesperson or broker’s license may be denied. See N.J.S.A. 45:15-9, 45:1512.1 and 2A:168A-1 et seq. Applicants for both a salesperson’s and broker’s licenses must be fingerprinted as a part of their criminal background check.
